01 PROPERTY ACQUISITIONS

- Understanding your brief.

- Previewing on and off market options and show you round those that suit you best.
- Review the chosen property and make sure there are no areas of concern.
- Negotiate the best possible price and terms (the best buyer isn’t always the highest bidder).
- Pre exchange check the day before exchange to make sure alls in order before any money changes hand.
- Be there on the day of completion to make the move as easy as it can be.
The fee is paid in two parts.
Firstly a retainer, which is paid when you instruct us to begin the process. Secondly a success fee, which is agreed at the beginning of every engagement however only due once you’ve successfully exchanged on your purchase.

02 MANAGED SALES

We do not sell properties however are very much on hand to advise clients on the best way to sell their homes and manage the process for them. Starting with instructing the correct agent depending on property and location. Then moving on to assisting with the marketing collateral, offer negotiations and seeing the process through the legal process to exchange and completion.

03 VACANT PROPERTY MANAGEMENT

For properties which are vacant or only used for certain periods of the year, we provide on the ground assistance to ensure that their homes are maintained, secure and ready and waiting for them.

We manage and coordinate a wide range of property projects, including refurbishments, home staging for sale or rental, removals and storage arrangements. We can also facilitate access to your property and oversee contractors on your behalf.

03- Property Inspections

Regular inspections ensure your property remains secure, well maintained and fully operational. We check household systems, monitor the condition of the home and help satisfy insurance requirements. We can also arrange 24-hour key holding, alarm monitoring and access to emergency contractors.
